Buying a house is one of the most special moments a person has in life. You work hard, you save up, and eventually you buy a home that you get to live in, fix up, and call your own. There is some pride that goes into owning something of your own. Being able to decorate, make changes, and fix up a home the way you have always wanted to. It isn't cheap to buy a home, especially in today's market. Home rates fluctuate all the time, and at certain times the market goes up, and other times it goes down. When it comes to mortgage rates, which states are seeing the highest jumps, which are seeing the lowest, and how does Colorado compare to other states?

The housing market continues to rise across the country, and it is astounding to see what homes cost ten or twenty years ago compared to today. Mortgage interest rates continue to climb, and some states are seeing bigger jumps than others. A recent study from WalletHub revealed the states with the highest mortgage rate increase this year, and Mississippi has seen the largest increase with a change of 1.92%, which is the largest in the country. North Dakota has seen the smallest increase and, in fact, has actually decreased, with its mortgage interest rates dropping 3.68%. How does Colorado compare, and should you be concerned or should you be excited about what is taking place in the Centennial State?

The average mortgage rate in Colorado in 2026 is 5.33%, and the state has seen the second-largest increase this year with a change of 1.60%. Most states saw an increase of less than 1%, making Colorado's jump a big deal. The good news is that despite the large increase, the state still ranks 26th in mortgage interest rates. It may become a big issue moving forward, though, as Colorado is 18th in adding the most mortgage debt. If you are in the market for a home, it might be wise to buy sooner rather than later before the rates go up more.
