- It usually takes around 40 minutes if the roads are DRY.
- You will drive past the rifle and pistol ranges and turn a slight left-hand turn.
- The property is located in a canyon and is about a 5-degree angle from the 2 power poles at the roadway.

What could one do with this property? Well, that's a wide-open topic. There are a number of nearby properties on profoundly smaller lots that look to be of considerable value. There is such a thing as buying and holding. Given the growth rate of the Grand Valley, it's only a matter of time before the Grand Junction Regional Airport increases in size. Given that inevitability, it seems reasonable these 40 acres could be of interest to someone someday.
